This guide walks through what happens after your Park Model RV home is ordered, from production timelines through delivery, setup, and utility connections. If you are already past zoning and placement research, this page outlines the basic process so you know what to expect next.

Production & Lead Time
Once your home order is finalized and the deposit is received, the manufacturer provides an estimated production window. Most homes are completed in 8 to 14 weeks, depending on the model and selected options.
Pre-designed models and standard finishes often fall on the shorter end
Custom requests or specialty materials may extend timelines

During Production
After the order is submitted, there is often a period where updates feel limited. This is normal. During this time, the manufacturer is ordering materials, securing inventory for your model, and scheduling the home into production.
Offline Date and Release
As production nears completion, the manufacturer provides an offline date, which is their estimate for when the home will be finished with production.
After the offline date:
The home completes a final quality check
It is typically released the same day or within 1-2 days
Shipping dates are usually confirmed about 5 business days before transport
We recommend planning a small buffer of a few days after the offline date when coordinating delivery, contractors, and site work.
Transport, Delivery & Insurance
We help coordinate delivery with licensed transport partners to move your home safely and efficiently. Delivery pricing varies based on distance, access conditions, and placement requirements.
As delivery approaches, the transport driver or our team will coordinate timing. You will typically receive a delivery window rather than an exact time. Timing can shift due to traffic, road conditions, weather, or delays earlier in the route.
The transport company handles the required transport permits & route approval.
When the home arrives, the wheels remain on, and the home will temporarily rest on the trailer frame and tongue. This is standard for Park Model RVs and allows for flexible placement until professional setting and leveling is completed.
The timeline for full setting and leveling depends on scheduling with licensed setting professionals.
Before delivery, you will want to contact your insurance provider to add the home to your policy. These homes are RVIA Certified ANSI 119.5 Park Model RVs, and some insurance companies can cover them under a standard RV policy or a specialty policy. That said, we have found it is typically easiest to work with an insurance company that specializes in insurance for these, and you can find a list of those companies at the link below.
While the home is in transit, it is covered under the transport company’s insurance. Once the home arrives on your property and is set on site, coverage should transition to your own policy.
We recommend having your insurance policy active by the time the home arrives on site so coverage continues seamlessly after delivery.

Site Preparation
Before delivery, your site needs a solid, level surface and a clear path from the road to the final placement location.
Most homes are placed on a compacted gravel pad or concrete slab. Properly compacted gravel is especially important. Soft or loose gravel can make it difficult for installers to set the home and may lead to settling or frequent re-leveling over time.
A clear delivery path is also required. Ideally, this path is 15 feet wide or more, though tighter spaces can sometimes work depending on the property layout.
Utility hookups use standard RV-style connections and are typically located toward the rear right side of the home.
Setting & Leveling The Home
A professional setting & leveling typically includes supporting the frame at designated points, leveling the home side to side and front to back, and removing weight & stress from the frame.
This is typically done using cement blocks or metal piers.
We generally recommend completing full setting and leveling within about one week of delivery. This process usually takes a few hours to a full day.
Many owners also add skirting after installation to protect plumbing and improve the appearance of the home.

Warranty & Aftercare
Your peace of mind matters to us long after your home is delivered.
Every Park Model RV Tiny Home we sell includes a 1-year manufacturer’s warranty from our production partners, covering defects in materials or workmanship under normal use.
In addition to the factory warranty, NW Tiny Homes provides post-delivery support through our in-house warranty team. After your home is delivered, set, and leveled, we schedule a Welcome Home warranty visit to address common post-transport adjustments such as drywall touch-ups, door and window alignment, and system checks.
Appliances and certain components are covered by their own manufacturer's warranties and can typically be serviced directly through the appliance manufacturer.
Even when warranty work is handled by manufacturers or component vendors, our team remains available to help coordinate service and guide you through the process.
