In-house warranty team

Most tiny home dealers don't have one. That means waiting weeks for outside contractors to schedule a visit. We built our own crew so that doesn't happen. Joel, Noah, and Dan are on payroll and handle deliveries, fixes, and the small stuff most dealers charge for or don't cover (settling cracks, trim shifts, that kind of thing). They are still here to help long after your warranty period ends.

Can I live in one full-time?

Yes. Most of our buyers live in theirs full time. Each home is built to ANSI A119.5 standards with insulation, plumbing, and finishes designed for year-round living. Local rules vary on how long you can stay, so check with your jurisdiction. The Zoning Guide covers Oregon and Washington in detail.

How do they hold up in the cold and snow?

Our homes are built for Pacific Northwest weather. Insulated walls, floors, and roofs. Dual pane windows. Tankless hot water options. Skirting and heat tape recommendations for winter. We have customers across Oregon, Washington, and into mountain country running theirs through full winters. Ask us about cold weather upgrades when you tour.

Will it raise my property taxes?

In most cases, no. Park model tiny homes are titled as RVs under ANSI A119.5 and are considered personal property, not real property. They do not add to your home's assessed value the way an ADU or site-built addition would. RV registration may apply. Always confirm with your county assessor before placement.

Can I finance one?

Yes. We work with 21st Mortgage Corporation, the country's top lender for park models and a Berkshire Hathaway company. You are also welcome to use your own lender. More on financing here.

How does delivery and setup work?

We help coordinate transport and leveling. For utility connections (electric, plumbing, gas), you can use your own trusted contractors or we can recommend ones we have worked with before. Site prep happens before delivery and we walk you through the checklist. Most setups happen the same week the home arrives. See the full delivery and setup breakdown.

What about aging in place or accessibility?

The Ponderosa has accessibility-friendly options like wider door frames and grab bars. Most of our other models have some accessibility features built in too, and this is something we help with often. Because of how the homes are built, plenty of additional modifications can be made by your contractor after delivery to fit your specific needs.

Is this an ADU?

Not by the technical definition. ADUs have to be classified as dwellings, and Park Model RVs are classified as vehicles. They serve the same purpose though, and they show up in housing legislation under another term: MDU, or Mobile Dwelling Unit. ADUs typically run $200K to $400K+ and take 12 months. Our park model tiny homes start at $49,900 and arrive in 8 to 14 weeks. Check the Zoning Guide for what your jurisdiction allows.
