Heads up: the Magnolia is not L&I approved for the state of Washington and cannot be delivered anywhere in the state. There is currently no work-around, and this model is not legal in WA. Every other model is L&I approved and allowed in Washington, so just pick a different floor plan if your home is headed to WA.

6) Flooring

Lofted models use carpet on stairs and in the loft, so please choose carpet in addition to linoleum or LVP.

Main Flooring Type

Why most buyers pick linoleum: Commercial-grade with a textured, grippy surface. Holds up to PNW mud, weather, and pets. Easy to clean, doesn't dent or scratch like wood-look options. The most popular choice in our homes.

Important: Selecting Luxury Vinyl Plank means the home arrives with a finished plywood subfloor only - the LVP flooring material itself is NOT installed and is NOT included in this price. You will need to purchase the LVP material and have a local contractor install it after delivery.

Gas Utility Plan

No gas selected. If you want an all-electric setup, 100 amp service or other electrical upgrades may be required and final pricing may change.

Range & Oven

If you choose the Self-Cleaning Glass-Top Electric range, the home will require 100 AMP service. This means the home must be hardwired instead of using a traditional RV plug, so the existing electrical infrastructure must support it.

Washer & Dryer Connections

Standard configuration: a back door is in place of washer/dryer connections. Adding a washer/dryer prep option removes the back door and adds the wall plus plumbing/electric connections. Washer and dryer units are not included.

If you choose the stackable electric prep option, the home will require 100 AMP service. This means the home must be hardwired instead of using a traditional RV plug, so the existing electrical infrastructure must support it.

Selecting 100 AMP service means the home must be hardwired by a licensed electrician and cannot use the standard 50 AMP RV plug connection. This requires a compatible electrical setup at the installation site.

Covered Porch

WA Customers: Willow, Hemlock and Alder can only do a 6 ft porch due to state length restrictions. An 8 ft porch is only available for Maple. 10 ft porch availability must be confirmed by our team based on model, state, and transport restrictions.

For Alder only, selecting the 10 ft porch moves the hitch to the opposite end of the home.

Adding a porch switches this home to the Standard Porch Entry floor plan at no additional cost.

Some Washington sites (Spokane, foothill / mountain areas, sites above 700 ft elevation) require higher snow load ratings. Check your local requirement before selecting.

13) Add-On Services

These are local contractor estimates and may vary slightly based on site conditions.

Leveling & Setting

Include tie-downs (AKA hurricane straps) ($1,400)Help secure the home to the ground. Required in some counties for a permanent foundation. Can be added later if needed.

Add vapor barrier under the home ($400)Not required, but it helps minimize moisture and plant growth under the home. The barrier goes down on setting day where the piers or cement blocks sit, and materials are included.

Steps / Stairs

Timing note for stair installation.Stairs must be installed after your home is fully set and leveled. In many cases the leveling contractor can build them on the same visit, which is the smoothest option. If not, our field team will install them during your warranty day visit when possible. We will coordinate the timing with you once your delivery and setting dates are confirmed.
