Your Decision Arrives
21st Mortgage reviews your application and emails your decision, usually within 1 to 2 business days. They may call you first for a short phone interview to verify details, so keep an eye out for a Tennessee number.
Quick heads up: 21st has us registered as "North West Tiny Homes" (spelled out, with the space), so that's the name you'll see on their emails and paperwork. Same company, same team.
If your application is denied, don't panic. The notice lists specific adjustments that may get you approved, like a larger down payment or extra proof of income, and Dayna can help you rework your application.

Approval Notice + Your Checklist
With your approval, 21st sends a customer checklist: the documents they need from you to close the loan, such as photo ID, income verification, and proof of insurance. The loan officers listed on it are great resources for loan-specific questions.

This is the big one on your end, and it's right on this page below. It covers your home site, utilities, insurance choice, and any add-ons you want included in your loan. It feeds directly into the paperwork we file with 21st, and most people finish it in about 10 minutes.

Clear the Checklists
You send 21st your customer checklist items while we complete the seller checklist: your Retailer Disclosure Form, Contract Request Form, and final home specs. Once your specs are locked we request your VIN from the manufacturer, and after that point no changes can be made. Now is the moment to be completely sure about that farmhouse sink.
You have 60 days from approval to clear these conditions. We'll keep you on track.

Sign the Contract + Pay Your Down Payment
21st issues your contract package. This is the step where small printing mistakes cause the biggest delays, so follow these rules exactly:
Contract Package Printing Rules
- ALWAYS PRINT SINGLE-SIDED. NO FRONT-AND-BACK PAGES, EVER. If any document is printed double-sided, 21st will reject it and make you print, re-sign, and mail the whole package again, adding weeks to your timeline. One printer setting, check it twice.
- Print at "actual size" (100% scale). Don't use "fit to page." 21st requires the documents print at their correct font size.
- Wet signatures only. Sign and date by hand with a pen. Digital and electronic signatures are not accepted on the contract package.
- Notarize the flagged pages. A few documents need a notary; they're marked for you. Many banks notarize for free.
- Check your details before signing. Names, address, home model, and model year. If anything is off, tell us and 21st will reissue corrected documents. One exception: the retailer will be listed as "North West Tiny Homes" (spelled out). That's how 21st has us registered, and it's correct as-is.
Mail the full package back to 21st, then pay your down payment directly to NW Tiny Homes by wire transfer or cashier's check. Return the package within the 30-day window after your conditions clear and your rate is guaranteed while your home is built.

Your Order Goes to the Factory
Once 21st receives your package and your down payment is in, we submit your order to the manufacturer and your home enters the production queue. 21st audits your contract package and sends us a Pending List of any remaining items; some of those can only be completed after delivery, and we handle most of them.

Delivery, Final Audit, Funded
We coordinate delivery, leveling and setting, and your add-ons. After your home is set, you complete a quick phone audit with 21st to verify delivery and pick your first payment date. The final audit clears, your loan funds, and the keys are yours.

Good to Know
Your Timeline
You have 60 days from approval to clear your conditions, then a 30-day window to return your signed contract package. Hit those and your rate is locked while your home is built. Applications that go quiet do expire, so a little momentum goes a long way.
Print It Right the First Time
Three rules for the contract package: SINGLE-SIDED ONLY, never front-and-back, actual size (100%, not "fit to page"), and wet-ink signatures with a pen. If it's not single-sided, 21st will reject the documents and you'll have to print, sign, and mail everything again. That mistake alone can push your home back weeks.
Down Payment
Your down payment is paid directly to NW Tiny Homes during the contract step, by wire transfer or cashier's check. Wires clear same day. We'll send exact instructions when it's time.
Add-Ons in Your Loan
Delivery, leveling and setting, skirting, mini splits, gutters, and utility hookups can be financed into your loan using 21st's standard allowances. You'll pick yours in the form above, and we confirm official pricing on your estimate.
Insurance Made Easy
Your loan requires physical damage insurance. You can bring your own provider or use 21st's coverage, typically around $400 a year, paid up front or rolled into the loan. Heads up: some traditional insurers don't cover park models, so 21st's option is often the smoothest path.
Origination Fee
Most lenders, including 21st Mortgage, charge a loan origination fee. You'll see it itemized on your estimate and your loan paperwork, so there are no surprises at signing.
