Your first 60 days
Every new home needs a little finishing. We take care of it.
Every home, big or small, needs a few touch-ups after move-in. Yours was built in a factory and traveled down the highway to your site, so you will likely spot a settling crack, a door that needs adjusting, or a part that needs swapping. That is normal, and it is our job. Here is exactly how we handle it, so you know what to expect and know you will be taken care of.
What is normal after delivery
A site-built house gets a punch list before closing. Yours gets one after delivery. These are the things we expect to find, and the things our in-house team fixes:
- Small cracks in the drywall from settling and the trip to your site
- Paint touch-ups and overspray cleanup
- Doors, drawers and cabinets that need a quick adjustment
- A few pieces that ship loose and need installing, like closet doors and the toilet lid
- Now and then, a part that has to come from the manufacturer
None of this means something is wrong with your home
It is the normal finishing work on any new home. You do not need to chase anyone or worry that something will slip through. We write down every item, and we see each one through.
Step by step
Delivery day
Your home gets placed, set and leveled. Walk through it and note anything that looks off. Photos sent by email help us bring the right parts to your visit.
The Welcome Home visit, about 7 to 14 days after delivery
Our warranty team removes transport materials, tests every system, patches drywall, touches up paint, and works through your punch list. Plan on 4 to 8 hours, and we ask that you be there at the start and the end.
A Finish visit, if your home needs one
We fix as much as we can the first time. When a part has to come from the manufacturer, we order it, track it, and come back to install it. Many homes need this second visit, and it is a normal part of the process.
We keep you posted until every item is closed
Some answers depend on the manufacturer or a parts supplier, and it can take a little while to hear back. We will keep you posted as we learn more: what is done, what we are waiting on, and the next step.
Before your Welcome Home visit
- Leave the water off until we arrive, or check every fitting if you turn it on.
- Try every window, door and lock, and walk the outside of the home once. Note anything that sticks or looks off.
- Keep loose pieces where they shipped so our team can install them.
- If we are building your stairs, they go in at the visit. Until then you may need temporary stairs or steps to get in and out safely.
- Clear space along the walls where you can, so we can reach drywall and trim.
Why a second visit happens
Most second visits come down to parts. When something needs replacing, like a cabinet door, a window screen or a closet track, the manufacturer ships it to us. That usually takes 2 to 6 weeks, sometimes longer, and we schedule your Finish visit as soon as it lands.
Rain on visit day
Exterior paint needs a dry surface to hold. If it rains on your visit day, we finish everything inside and come back for outside touch-ups on a dry day.
Who covers what
Three parties, one point of contact
A 1-year warranty on your home
Your home carries a 1-year warranty from its manufacturer. We coordinate claims and parts with them for you.
Our in-house warranty team
Your Welcome Home visit, any Finish visit, and a touch-up visit any time in your first year when you ask for it.
Separate warranties on some parts
Siding, roofing, windows and the water heater often carry their own manufacturer warranties. That paperwork is in your homeowner binder.
You will not be left wondering. We see every item through.
Email is the fastest way to reach us, and it keeps a record of every request. Write your sales rep or our warranty coordinator at dayna@nwtinyhomes.com, and we will take it from there.
