Working Toward
a Move-In Date?

We want you in your home just as much as you do, and we move quickly on every step that belongs to us. Here is how long each part really takes, so you can plan with good information and enjoy the process.

Please read before you place a deposit

The short version

Early on, the honest answer is a range, not a date. Plan on 12 weeks from deposit to delivery, and treat anything sooner as a nice surprise. Financing comes first and runs 2 to 3 weeks at the very least. Production starts the day your order is placed. Your site work runs on its own schedule alongside all of it.

Two things shorten this. Paying cash skips the financing stage. Choosing a home already on our lot skips production.

If you need a place to live sooner than 8 to 12 weeks, and you are not paying cash for a home on our lot, please arrange something to cover that stretch. Get your housing settled first and the rest of this becomes something you can take your time with. We are glad to help you think it through.

We know a deadline is stressful, and we will do everything on our side to help. We would ask one thing back: give yourself a cushion, so that pressure does not have to ride along with the purchase. Urgency will not make a lender underwrite faster or move your home up the line at the factory. Once your living situation is handled, you get to enjoy this at a comfortable pace, which is how it should go.

First 2 to 3 weeks

Financing, at the very least. Most take longer. Paying cash skips this entirely.

Then 8 to 12 weeks

Production, starting the day your order reaches the factory. A home on our lot skips this.

Alongside Your site

Permits, gravel, and utilities. Start early and it costs you no extra time at all.

Financing takes the longest, and most of it is not ours

We are a dealer, not a bank. We sell Cavco and Champion park models and we work with 21st Mortgage Corporation, a Berkshire Hathaway company. You are welcome to use your own lender too.

Your approval decision comes back by email in 1 to 2 business days, which is quick. What comes after takes longer. Financing runs 2 to 3 weeks at an absolute minimum and usually more than a month once every document is in. A home-only loan, which most of our buyers use, takes about 30 days from application to closing.

We have our own items on the 21st checklist and we take those seriously. Order forms, spec sheets, your estimate, invoices, and delivery details. We complete those the same day whenever we can. If your file is ever waiting on something from us, please tell us. We want to know.

If your loan covers your land and your home together

This applies to a small number of buyers, since most people already own their land. A land-home loan, or land in lieu, takes 45 to 60 days from application to closing, and a required land appraisal adds another 2 to 3 weeks. Ask your loan officer early whether yours needs one.

Who handles what

This one is worth a minute, because it saves you from asking the wrong person for help. Some steps are ours and you should hold us to them. Others belong to your lender, your county, or you.

Nobody here can speed up

  • Underwriting, at 21st or at any outside lender
  • A land appraisal, once it has been ordered
  • Your notary appointment for wet signatures, which you schedule
  • Shipping your signed documents to your lender
  • Document verification going back and forth
  • The factory schedule and the homes ahead of yours
  • County permits, septic inspections, and power hookups

We will always tell you where things truly stand, and we will move fast on everything that is ours. For the parts that belong to someone else, we are right there with you, and we will help you understand what is happening and who to call.

How the factory schedule works

Your home is built indoors on a line alongside other homes, and that schedule moves as a whole. If the home ahead of yours needs a part or gets held for a quality check, yours can shift by a few days. It happens to everyone at some point, and the tradeoff is worth it. Building indoors is why these homes come out as well as they do.

The factory gives us a target date and updates it as your home moves along. We pass everything on as soon as we have it. What we cannot do is guarantee their schedule or name a specific day weeks in advance, because that schedule is not ours to set. A date that moves by a week or two is normal and does not mean anything has gone wrong.

How we actually do on timing

We would rather show you our record than ask you to take our word for it. This is our 2026 delivery data, counted from the day a buyer placed their deposit to the day their home arrived on their property.

About 9 in 10 homes arrived within 12 weeks. That is exactly why we ask you to plan on 12 rather than on the middle of the range. Most people land sooner than that, and it feels like good news instead of a letdown.

One note so you can read this fairly. The clock starts at your deposit, not at your first phone call, so whatever time your financing takes sits outside these numbers. Most of the wait is the factory queue. The steps we run ourselves add up to about two weeks combined.

Getting your property ready

The home is the fast part. Getting the ground ready for it is often the slow part, and that piece belongs to you. Permits, septic or well, power, water, sewer, and your contractors all run on schedules we do not control. A finished home can sit ready while the property it is headed to waits on a power hookup. This catches more buyers by surprise than anything else.

You will need a solid, level surface with properly compacted gravel, a clear delivery path at least 15 feet wide, and standard RV-style utility connections toward the rear right side of the home. Setting and leveling takes a few hours to a full day once your home arrives.

And if your home is ready before your property is, that is fine. If your site is close, we can often deliver early and finish the setting once you are ready. If it needs more time, we can hold your home until you are. We will not leave a finished home on a site that cannot receive it. Keep us posted on how your site work is going and we will work at your pace.

We never guarantee zoning or placement

Park models are built to ANSI A119.5, RVIA certified, and titled as RVs. Where one can legally be placed is a decision your local jurisdiction makes, not us. Please read the Zoning Guide and the Regulatory and Placement Disclaimer, then confirm with your county before you put money down.

Five things to start early

  1. Call your county planning department. Ask what permits you need and how long their review is taking right now. Get that from them rather than from a general figure online, and confirm zoning and placement before you put money down.
  2. Line up your site contractor. Grading, gravel, septic or sewer, and power and water hookups often have waiting lists of their own. Ask for written estimates while you are at it.
  3. Call your insurance agent. Coverage should be in place before your home arrives. It is a small step that is easy to forget until the last minute.
  4. Walk and measure your delivery path. You need 15 feet of clearance from the street to where the home will sit. If you are not sure yours will work, send us photos or a short video and we will take a look. We would much rather check now than find out on delivery day.
  5. Do your site work while your home is being built. Done alongside the build it costs you nothing in time. Started afterward it adds straight to the end.

What makes things go faster

  • Paying cash. No underwriting and no appraisal. It removes the longest stage of the process and it earns you a 1 percent discount.
  • Choosing a home already on our lot. You skip production. If you are paying cash, tell us early so we can arrange transport. If you are financing, the loan still takes 2 to 3 weeks at the fastest on a standard loan, or 3 to 6 weeks on other loan types.
  • Coming to your lender prepared. Income documents ready, down payment available, credit score known, insurance chosen. Being prepared can take financing from a month down to roughly two weeks.
  • Replying to your lender the same day. Many delays come down to one document sitting in an inbox over a weekend, or a notary appointment booked a week out.
  • Finalizing your selections and leaving them be. Changes made after your order restarts a step, either at the factory or with your lender.
  • Ordering outside of summer. Summer is our busiest season, and build times run longer when the line is full.

Staying in touch

We are a small team with hundreds of customers and tours running on two lots, so we cannot promise a reply within minutes. One business day is our goal for questions, documents, and updates.

We reach out when there is something real to tell you, rather than filling your inbox with messages that say nothing has changed. If you have not heard from us and you would like an update, just ask. You are never bothering us. And if a date or an assumption comes up that will not hold, we will say so right away, because adjusting a plan early is easy and undoing one later is not.

Tell us your date. We will help you plan around it.

Give us the real one, and tell us why it matters. A lease ending, a family member moving in, the sale of another property. The more we understand, the better we can plan with you.

If your date works, wonderful. We will build the plan around it. If it is tight, we will still help. There is almost always a way forward: a home already on our lot, paying cash to skip the loan, shifting your date by a couple of weeks, a short-term rental to cover the gap, or delivering your home while your last bit of site work is finished. We have helped many people work through exactly this.

One last thought, offered kindly. Buyers who give this a little breathing room end up happier with what they bought. The floor plan, the finishes, where the home sits, how your utilities run: all of it is easier to get right the first time than to change later. Nobody has ever told us they wish they had chosen faster. Give it the time it deserves, and let us take care of our end.
