Warranty Day: What to Expect

Once your home has been delivered and properly set on site, we schedule your Warranty & Welcome Home Visit.

This visit allows our team to go through the home with you, address common post-delivery adjustments, and make sure everything is functioning properly.

Our goal is simple: leave your home looking finished, functioning correctly, and ready for you to enjoy.

Quick Overview

When it happens
Usually within 1 to 2 weeks after delivery, depending on scheduling, we will try to arrange this day as soon as possible after the home is set.

Typical timing for jobs with minimal travel distance
Start between 8-10 AM
Finish between 5-7 PM

How long will it take
Most homes take one full day if we have a 2 person crew, though some visits may require two days, depending on the number of items needed on the punch list. To be safe, please be ready for a potential 2-day visit.

Follow-up visits
In some situations, our team may identify items that require additional parts, manufacturer authorization, or a specialist contractor. If that happens, we will schedule a follow-up visit once the necessary materials or coordination are ready.

Who will be there
Our in-house technicians, Joel and Noah.

Homeowner presence
Someone must be present to let us in, review the work, and sign off when finished. You do not need to be there for the full day, and we can communicate with you on the day of to confirm timelines.

Utilities
If utilities are connected, we can test any systems needed. If utilities are not set up yet, testing will need to happen later with a local contractor, or follow our DIY steps.

Weather limitations
Some exterior work, like painting & touch-ups, cannot be completed in the rain and may require rescheduling.

Our Warranty Field Team

Your warranty visit will typically be handled by our technicians, Joel and Noah.

They are employees of NW Tiny Homes, not outside contractors, and they are very familiar with Park Model RV Tiny Homes and the adjustments that commonly happen after transport and setup.

Joel and Noah are known for being:

Their goal, just like the rest of our team, is to provide a great experience from start to finish and make sure you feel confident about your new home.

Delivery Day Walkthrough

Whenever possible, someone from NW Tiny Homes or our field team will be present on delivery day.

If we are there, we will walk through the home with you and begin building a preliminary punch list.

During this walkthrough, we will:

  • Identify items that may need adjustment

  • Note cosmetic touch-ups

  • Document anything that should be reviewed later

These notes are added to your order so that when we return for the warranty visit, we already have a starting point.

You are always welcome to add additional items after spending time in the home.

Preparing Your Punch List

Before the warranty visit, it helps if homeowners make a note of any items they would like reviewed.

Helpful tips:

  • Mark areas with painter’s tape if possible

  • Take photos of items you want addressed

  • Send notes ahead of time if something may require materials

Small cosmetic items like drywall cracks or minor paint touch-ups do not need advance notice, as these are expected.

However, if something may require parts or trim pieces, or anything that needs to be repleased please let us know as this helps us make sure we bring everything we need if we know in advance.

Materials We May Need Access To

During the visit we may need access to items that came with the home, including:

  • The homeowner’s guide

  • Matching interior paint

  • Any extra trim or accessory materials

These are typically left inside the home during delivery.

Utilities and System Testing

If utilities are connected at the time of the visit, we will test major systems when possible.

This may include:

  • Electrical systems

  • Heating systems

  • Plumbing fixtures

  • Appliance operation

If utilities are not yet connected, we may not be able to test those systems during the visit, and testing will need to be done by the homeowner or local contractor.

Interior Temperature for Paint Work

When drywall repairs or paint touch-ups are completed, the paint must dry properly.

Because of this, we may need to run the heat inside the home during the visit to ensure repairs cure correctly.

Weather Considerations

Some exterior work depends on weather conditions.

For example:

  • Exterior paint cannot be applied properly in the rain

  • Roof work, such as removing transport wood or adjusting shingles, cannot always be done safely during storms

  • Sealants require dry conditions to cure properly

If the weather prevents certain work from being completed, we may need to return or reschedule that portion of the visit.

This is especially important for homes located farther from our Portland or Snohomish service areas.

Common Things That Are Normal After Delivery

Transporting a Park Model RV Tiny Home is a major process. The home is moved on highways and then carefully set and leveled on site.

During transport, the structure experiences vibration and movement. In many ways, it is similar to a small earthquake for the home, which is completely normal.

Because of this, small adjustments are expected once the home is set.

These are exactly the types of items our warranty visit is designed to address.

Common adjustments include:

  • Minor drywall cracks from settling & transport

  • Small paint touch-ups

  • Door alignment adjustments

  • Window alignment adjustments

  • Lock adjustments

  • Minor trim movement

  • Small areas of paint overspray from manufacturing

  • Plumbing connection adjustments

  • Silicone touch-ups around windows or exterior penetrations

One specific item that sometimes occurs during transport is minor movement in window seals.

Because of the weight of the home and vibration during transport, small gaps can occasionally appear in the exterior silicone around window frames.

This does not indicate a defect in the home. During the warranty visit, our team will apply minor silicone touch-ups where needed to ensure everything is properly sealed and weather-tight.

What the Warranty Visit Typically Includes

The Welcome Home visit focuses on adjustments related to transportation and setup.

Typical items include:

  • Drywall crack repair and paint touch-ups

  • Window adjustments

  • Door adjustments and lock alignment

  • Cleaning minor paint overspray

  • Removing transport materials

  • Removing roof protection boards used during shipping

  • Sealing electrical entry points under the house

  • Dryer vent cutout when applicable - Please tell our team where you want the dryer vent cutout.

  • System checks when utilities are connected

Items Outside the Scope of the Warranty Visit

The Welcome Home warranty visit is designed to address adjustments related to transportation, setup, and manufacturer workmanship.

In some cases, homeowners may notice items that fall outside of those categories. While these items are typically not covered under the warranty visit itself, our team is still happy to review them and help guide the next steps whenever possible.

Examples of items that are generally outside the scope of the warranty visit include:

  • Damage caused after delivery by occupants, guests, or outside contractors

  • Site-related issues such as ground movement or shifting supports

  • Improper setting & leveling done by a third party other than NWT Construction, Onlevel & Releveling Pros

  • Utility installation performed by third-party contractors

  • Weather-related damage or environmental conditions

  • Cosmetic wear that occurs after move-in

  • Modifications or alterations made after delivery

  • Areas that cannot be accessed due to furniture or personal belongings

Even if something falls outside of the warranty scope, please don’t hesitate to reach out.

In many cases, our team can still help troubleshoot the issue, point you in the right direction, or assist with a solution when possible. Our goal is always to be a helpful resource for homeowners whenever we can.

Stairs and Additional Services

Most homes require a set of stairs at the entry. Because many homeowners prefer to keep costs lower and build their own stairs, stair construction is not included in the base home price.

However, we know that not everyone wants to tackle that project themselves. To make things easier, our team is happy to build stairs during the warranty visit if scheduled in advance.

Stairs take several hours to construct properly and require additional materials, tools, and labor. In many cases, building stairs can also extend what would normally be a one-day warranty visit into a two-day visit.

If you would like our team to handle this for you, we are happy to coordinate it while we are already on site, so everything can be completed at the same time.

Scheduling stair construction during the warranty visit allows our team to complete everything at once, which is typically more convenient than coordinating a separate contractor after delivery.

How to Get the Most Out of Your Warranty Visit

A few simple steps can help the day run smoothly and allow our team to complete more work.

We recommend:

  • Please do not move furniture in before the warranty visit if possible

  • Mark items with painter’s tape

  • Send punch list notes in advance when possible via email or text

  • Have utilities connected if system testing is desired

  • Make sure the home is accessible and ready for work

  • Have paint and materials accessible inside the home

This allows our technicians to work efficiently and complete as much as possible during the visit.
