Warranty Day: what to expect and how to prep.

Once your home has been delivered and properly set on site, we schedule your Warranty & Welcome Home Visit. Here is exactly what that day looks like, what our team will handle, and how you can help us get the most done in one visit.

The short version, if you're skimming. Details for each item are further down the page. Heads up: depending on our schedule, the warranty visit and the Welcome Home touch-ups can happen on the same day or across two separate days. We'll coordinate with you ahead of time either way.

01 · When

Usually 1 to 2 weeks after delivery

We try to get this scheduled as soon as possible after your home is set and leveled.

02 · Arrival window

Start between 8:00 and 11:00 AM

Start time depends on how far we're driving. We confirm a ballpark arrival window a day or two ahead.

03 · How long

Usually one full day

Most visits wrap by 5 to 7 PM with a two-person crew. Depending on our schedule, we may split the warranty work and the Welcome Home touch-ups across two separate days. Longer punch lists can also run into a second day, so plan for that possibility.

04 · Who's there

Our in-house field team handles the visit. Same faces every time.

05 · Your presence

You don't need to be there all day

Someone needs to give our team access to the home and sign off when finished, but you do not have to stay the full visit. We'll communicate with you throughout the day.

06 · Utilities

Connected = we can test systems

We recommend having connections ready before the visit. Electric is easy; if the service is live, it is just a plug, and we can make that connection for you. Water, sewage, and gas are best left to a licensed plumber or gas pro for proper hookup and pressure testing. We can sometimes help attach them and will do our best.

07 · Weather

Rain = interior first

If it rains, we do all the interior work we can and may need to return for exterior items later. Revisits are tough to squeeze in, so we try to reserve two days when possible, but it varies.

08 · Follow-ups

Sometimes a second visit

If an item needs a specialty part, manufacturer authorization, or an outside specialist, we'll schedule a follow-up once everything is ready.

Your warranty field team

Your visit will be handled by our in-house technicians, Joel and Noah. They are full-time NW Tiny Homes employees, not outside contractors, and they know these homes inside and out.

They are friendly, professional, trustworthy, detail-oriented, and hardworking. Their goal on your visit is the same as the rest of our team's: leave you feeling confident about your new home.


Delivery day walkthrough

Whenever possible, someone from NW Tiny Homes or our field team is on site when your home is delivered. If we're there, we walk the home with you and start building the punch list.

During that walkthrough, we will:

  • Identify items that may need adjustment
  • Note cosmetic touch-ups
  • Document anything that should be reviewed later

These notes get added to your order, so when we come back for the warranty visit, we already have a starting point. You're always welcome to add items after you've spent time in the home.


Preparing your punch list

Before the warranty visit, it helps if you make a note of anything you'd like our team to review. A little prep on your end means we can get more done in one visit.

Helpful tips

  • Mark areas with painter's tape if possible
  • Take photos of items you want addressed
  • Send notes ahead of time if something may require a specific part or material

Small stuff does not need advance notice

Cosmetic items like drywall cracks, minor paint touch-ups, and door or window adjustments are all expected. You do not need to flag these ahead of time. We come prepared for them.

What does help to flag ahead of time: anything that might require parts, specific trim pieces, or something that needs to be ordered. The more we know in advance, the more likely we can bring it with us.


Materials we may need access to

During the visit, we may need to grab items that came with your home. Most of this is left inside the home at delivery, typically in a box in the closet:

  • The homeowner's guide (usually in the kitchen)
  • Matching interior paint
  • Any extra trim or accessory materials (like fan and mounting accessories)

Utilities and system testing

If utilities are already installed on site and ready to go at the time of the visit, our team can help with final connections and basic system checks. This includes:

  • Plugging in the electrical connection
  • Connecting water via a standard RV-style hose
  • Connecting propane (if installed and approved)
  • Turning systems on and verifying operation
  • Checking for plumbing leaks after transport
  • Testing the hot water system on request
  • Testing electrical systems
  • Testing heating and plumbing fixtures

Important: we don't perform utility installation

All utility infrastructure must be installed, permitted, and approved by licensed professionals before our visit. That includes:

Electrical service and hookup. Water and sewer connections. Gas or propane installation and pressure testing.

We strongly recommend working with licensed electricians, plumbers, and gas providers so everything is completed safely and in compliance with local code. If utilities aren't ready at the time of the visit, system testing can happen later with a licensed contractor or by following our DIY guidance.

Interior temperature for paint

When drywall repairs or paint touch-ups happen, the paint needs to cure properly. We may need to run the heat inside the home during the visit so everything dries correctly.

Please try to have electrical set up on the home before the visit so we can run heat and test systems. If the service is ready but you need help making the final connection, we can plug the home's 50 AMP cable into the outlet for you.


Weather considerations

Some exterior work depends on dry conditions. Exterior paint will not apply properly in the rain. Roof work, like removing transport wood or adjusting shingles, isn't safe during storms. Sealants need dry conditions to cure correctly.

If the weather turns on visit day, we do everything interior we can first and circle back for the exterior items later. Revisits can be tough to fit in because of scheduling, especially for homes farther from Portland or Snohomish, so we try to reserve two days for each visit when possible. That said, it varies with the season and the route we're on, and we'll be upfront with you if a return trip is going to take some time to coordinate.


Set expectations

What's normal after delivery

Transporting a Park Model RV Tiny Home is a big process. The home is moved down highways, then carefully set and leveled on site. During transport, the structure takes on real vibration and movement. In many ways, it is similar to a small earthquake for the home, and that is completely normal.

Small adjustments are expected once the home is set. These are exactly what the warranty visit is designed to handle.

Common adjustments include:

  • Minor drywall cracks from settling
  • Small paint touch-ups
  • Door alignment adjustments
  • Window alignment adjustments
  • Lock adjustments
  • Minor trim movement
  • Small areas of factory paint overspray
  • Plumbing connection adjustments
  • Silicone touch-ups around windows or exterior penetrations

One thing that occasionally happens during transport is minor movement in window seals. Because of the weight of the home and the vibration during the drive, small gaps can show up in the exterior silicone around window frames. This is not a defect in the home. During the warranty visit, our team applies silicone touch-ups where needed so everything is sealed and weather-tight.


What the warranty visit typically includes

The Welcome Home visit focuses on adjustments tied to transport and setup. Typical items:

  • Drywall crack repair and paint touch-ups
  • Window adjustments
  • Door adjustments and lock alignment
  • Cleaning minor paint overspray
  • Removing transport materials
  • Removing roof protection boards used during shipping
  • Sealing electrical entry points under the house
  • Dryer vent cut-out when applicable
  • System checks when utilities are connected

When we cut your dryer vent, please let the team know ahead of time where you'd like it placed. Once the cut is made, we can't take it back.


Items outside the scope of the warranty visit

The Welcome Home visit is designed to address adjustments tied to transport, setup, and manufacturer workmanship. Some things fall outside that scope, but we'll still take a look, point you in the right direction, or help you find a fix when we can.

Examples of items that are generally outside the scope:

  • Damage caused after delivery by occupants, guests, or outside contractors
  • Site-related issues like ground movement or shifting supports
  • Improper setting and leveling done by a third party other than NWT Construction, Onlevel, or Releveling Pros
  • Utility installation performed by third-party contractors
  • Weather-related damage or environmental conditions
  • Cosmetic wear that happens after move-in
  • Modifications or alterations made after delivery
  • Areas that cannot be accessed because of furniture or personal belongings

Even if something falls outside the warranty scope, reach out. In many cases, our team can help troubleshoot, recommend next steps, or point you to the right person. Our goal is always to be a useful resource for homeowners, not a dead end.


Stairs and additional services

Most homes need a set of stairs at the entry. Because many homeowners prefer to keep costs lower and build their own, stair construction is not included in the base home price. That said, if you don't want to tackle it yourself, our team can build stairs during the warranty visit.

Stairs take several hours to build properly and require additional materials, tools, and labor. In some cases, adding stairs turns a one-day visit into a two-day visit. Having our team do it while we're already on site is typically more convenient than coordinating a separate contractor after delivery.

How to get the most out of your warranty visit

A few simple steps make the day run smoothly and let us close out more of the punch list:

  • Hold off on moving furniture in before the warranty visit if possible
  • Mark items with painter's tape
  • Send punch list notes in advance by email or text when possible
  • Have utilities connected if you want system testing
  • Make sure the home is accessible and ready for work
  • Keep paint and accessory materials easy to find inside the home
The more we can do in one trip, the less we need a second trip. Simple prep on your end means more got done on ours.

Transporting and setting up a Park Model RV Tiny Home is a complex process, and small adjustments after delivery are normal. Our team will do everything we reasonably can during the visit to close out your punch list and leave the home looking great. Some homes may need a follow-up visit depending on scope, and that's fine. The goal never changes.
