The base price is only part of the picture. This guide breaks down everything - the home, upgrades, transport, site prep, and utility hookups - so you can budget accurately and go into the process with no surprises.

These are realistic ballpark ranges based on what we see our customers spend. They are not quotes. Every property is different and your actual costs will vary.

The Home Itself

Starting at $49,900

Every model at the base price is a fully finished, move-in ready home. Standard countertops, cabinetry, flooring, and appliances are all included. The base model is a genuinely great option and many of our customers keep it right there.

Most buyers add some upgrades. We typically see $2,000 to $10,000 in upgrades, sometimes more for buyers who go all in on premium finishes. Common additions include premium countertops, upgraded flooring, custom cabinetry, and covered porches.

Covered Porches

A factory-built covered porch arrives on the chassis fully finished - covered, with outlets and exterior lighting already wired in. Ready to use the day the home is delivered. If you are watching your budget, you can also build a deck and covered porch yourself or hire a contractor for less than the factory upgrade cost. Both are solid options.

Transport

$1,600 and up

Transport is a required cost and one to plan for early. The minimum we see is around $1,600 for homes going to locations closest to our manufacturing facility in Oregon. It goes up from there based on distance, routing, and permit requirements.

We do not upcharge on transport. Whatever the transport company charges us is exactly what we charge you. Some dealers add $500 or more on top - we do not. The quote you get is the real number, no markup.

Setting & Leveling

$2,500 - $5,000 (avg. $2,800)

This is non-negotiable and one of the most important parts of the entire process. Proper setting and leveling makes the home structurally sound and ensures everything functions correctly long-term.

  • Standard block setting on concrete piers: lower end of range
  • Metal pier setting: mid to higher end
  • Permanent foundation with diamond piers: higher end and beyond

Site Prep & Pad

$800 - $1,500

Before delivery you need a solid stable base. Compacted gravel or a concrete pad are the two most common options. Properly compacted gravel is critical - loose or soft ground leads to settling over time.

Budget $800 to $1,500 for gravel pad prep depending on your property, material needed, and whether you DIY or hire it out. A concrete slab will run more. This is one area where doing some of the work yourself can save real money.

Electrical Hookup

$2,000 - $12,000

Electrical is one of the most variable costs because every property is different. A licensed electrician installs either a 50-amp RV pedestal or hardwires a 100-amp connection depending on the home's load requirements.

  • Low end (~$2,000): 50-amp install, home is close to the main panel, minimal trenching required
  • High end (~$12,000): 100-amp service, long underground run, primary house panel requires an upgrade
  • Average planning number: Budget around $4,000 for most situations
We recommend 50-amp as the standard - it is a basic RV plug and keeps costs reasonable. We perform an amperage load calculation based on your selected options and will tell you what your specific home requires.

Propane

$400 - $1,200

If your home has a gas range, you will need propane tank installation and hookup. Cost depends on tank size and setup. Work directly with a propane company for a quote - they handle installation, hookup, and ongoing refills.

Propane tanks need periodic servicing and refilling, which your provider coordinates. Budget $400 to $1,200 for initial setup.

Water Connection

$100 - $2,500

Water has one of the widest cost ranges of any hookup because the options are so varied.

  • Simplest option: A heated garden hose and RV water filter - around $100 total
  • Mid range: Basic plumbed connection to existing outdoor line - $500 to $1,000
  • Full custom: Professionally plumbed dedicated line - $1,500 to $2,500

Most people land somewhere in the middle. Work with a licensed plumber for anything beyond a garden hose connection.

Sewer & Waste

Sewer connection cost depends entirely on what is already on your property and how far the connection needs to travel.

  • Black water storage tank: Tanks available online for around $100, pumped out periodically - simplest option
