Hemlock FAQ

Common questions

Honest answers to what we get asked most about the Hemlock.

How tall is the loft?

3'11" at the ceiling. It's not a stand-up space, but it works great as a sleeping area, a lounging spot, or storage. Most owners use it for one of those three.

What's the difference between the Hemlock and the Alder?

Both are lofted models with similar footprints. The Hemlock has a more open loft and less kitchen counter space than the Alder. Many owners run the Hemlock as a short-term rental for that reason. Buyers also tend to choose the Hemlock for its two roofline options and its overall look.

The Alder has a larger kitchen and works better as a long-term primary residence.

How is the Hemlock heated?

Standard baseboard heat is included. Cadet wall heaters and mini-split heat pumps are both available as upgrades. A mini-split adds cooling on top of heat, which is what most Pacific Northwest owners choose.

How long until my Hemlock is delivered?

Most Hemlocks are built in 8 to 12 weeks from order confirmation. We'll quote you the exact timeline when you order.

Is the Hemlock a park model RV or an ADU?

Park model RV. The Hemlock is built and certified to ANSI A119.5 standards, titled and registered as an RV, and follows RV placement laws in your state and county.

This is different from an ADU, which is built to residential code and follows residential building permits. Park model RVs have their own rules and they're often simpler.

Where can I put a Hemlock?

Placement follows park model RV laws, which vary by state, county, and city. Common options include private property zoned for RV use, RV parks, and tiny home communities.

We recommend confirming local zoning before you order. We're happy to talk through your specific property when you tour.

Why do people choose the Hemlock?

Three reasons come up most often. The two roofline options give buyers a real aesthetic choice. The look of the home is a strong draw on its own. And the open loft layout works well for short-term rental use.
