Tour the lot

Walk through five finished homes in Snohomish. See the layouts, finishes, and ceiling heights in person. No pressure, no sales pitch.

02

Pick a model and customize

Choose your floor plan, finishes, and upgrades. Lock in pricing. Most buyers go from first tour to signed order in two weeks.

03

Delivery, setup, support

On The Lot

Five park models, ready to walk through.

Photos only get you so far. Standing inside one tells you whether a tiny home actually works for your property. Our Snohomish lot has five finished park model RVs ready to tour, with starting prices between $49,900 and $79,000. Every home is built to ANSI A119.5, the federally recognized park model standard accepted by RV parks, insurance carriers, and lenders in all 50 states.

Real Numbers

No mystery line items. Just real numbers.

The tiny home industry has a reputation for vague pricing and surprise costs. We do not work that way. Both of our pricing tools live online and walk you through the full cost without anyone calling, emailing, or pressuring you. See your numbers, decide on your own time.

If something does not show up in those tools, it's because it's not part of what we charge for. Utilities, site prep, and local placement work happen on your end, and we can help you find trusted contractors to handle them.

Service Area

Delivery anywhere in Washington zoning allows.

Our Snohomish lot sits about 30 miles north of downtown Seattle, putting us inside easy reach for buyers across the Puget Sound region. We handle delivery anywhere local zoning allows placement, and we can help coordinate most of the extra stuff that comes with getting your home in place: leveling, utility hookups, site prep questions, and trusted contractors in your area.

A note on placement. Washington cities and counties each set their own rules for where a park model RV can sit and for how long. Some are very friendly to park model placement. Others are more restrictive. Most placement across the state happens in one of these scenarios:

  • RV parks and tiny home communities zoned for park model occupancy
  • Rural and agricultural land in counties with permissive placement rules
  • Private residential lots in cities and counties that permit park model RVs as guest housing, in-law suites, or seasonal use
  • Short-term rentals and vacation properties on land zoned for that purpose

We deliver across all 39 Washington counties. Cities we commonly serve include Everett, Marysville, Lake Stevens, Monroe, Mount Vernon, Bellingham, Olympia, Tacoma, Puyallup, Spokane, and the rural areas surrounding the greater Puget Sound metro.

Washington Rules

A faster path than a traditional ADU, where it's allowed.

Washington has been gradually warming up to park model RVs as a flexible alternative to traditional accessory dwelling units. Where placement is permitted, many buyers come to us looking at our homes as Mobile Dwelling Units (MDUs): same goal as an ADU, with a much cleaner placement process.

Because a park model RV is titled and certified as an RV under ANSI A119.5, when zoning allows it you typically skip the foundation, the months-long building permit, the system development charges, and the property tax reassessment that come with a true ADU. The home arrives finished, gets set on piers or blocks, connects to RV-style water, sewer, and power hookups, and is move-in ready in days.

Placement rules vary widely from city to city and county to county. Some areas are very welcoming. Others have more restrictions. Worth checking the specific rules for your property before you commit. See the zoning guide →

Common Questions

Answers to the things people ask first.

Are park model tiny homes legal in Washington?

Yes, but placement depends on where you put one. Park model RVs are federally certified under ANSI A119.5 and titled as recreational vehicles. That title makes them legal to own anywhere in Washington. Where you can place one for residential use is the harder question, and the answer varies by city and county.

Common placement scenarios that work in Washington: licensed RV parks, tiny home communities, rural and agricultural land in permissive counties, and private property in jurisdictions that allow park model RVs as guest housing or seasonal use. Some cities are friendlier than others, so check the rules for your specific property before you commit.

Our free zoning guide covers Washington and Oregon and gives you copy-and-paste email templates you can send your local planner to get a fast answer.

Can I place one as an ADU alternative on my Washington property?

Sometimes, depending on your property and jurisdiction. We call this use a Mobile Dwelling Unit, or MDU. In counties that allow it, you get the usable space an ADU provides without most of the paperwork, foundation work, and tax impact a permanent ADU triggers. Standard RV-style hookups handle water, sewer, and electric. The unit sets on piers or blocks.

Where this works well: rural and agricultural land in permissive counties, properties zoned for guest housing or accessory units that allow park model RVs, and tiny home communities. Where it gets trickier: some city residential lots where local rules are more restrictive.

Always check with your local planning department. Our zoning guide has the questions to ask and templates you can send.

How does Washington classify a park model RV?

A park model RV is classified as a recreational vehicle under federal ANSI A119.5 standards. Washington follows that classification for titling and registration. The home is built on a chassis with wheels, certified by an approved third-party inspector at the production facility, and titled with the Washington Department of Licensing as an RV. That title is what lets you skip the residential building permit process most ADUs require.

How far do you deliver in Washington?

Anywhere in the state. Our most common Washington deliveries are in Snohomish, King, Pierce, Skagit, Whatcom, Kitsap, and Thurston counties, but we deliver to all 39 Washington counties. Delivery cost is calculated by mileage from our manufacturer's production facility to your site. Run a transport estimate to see what delivery looks like to your address.

What's included in the base price?

The base price covers the home itself with standard features: stainless steel fridge, gas range, full bathroom, hot water heater, baseboard heat, and everything you need to move in from day one. Customizations, transport, and utility hookups are separate, and we can help coordinate most of those pieces with trusted local contractors. Want to see your full total before you commit? Cost Calculator covers monthly payments and Build Your Estimate gives you a complete itemized quote.

How long until my home is delivered to Washington?

Standard production runs 8 to 12 weeks on average from order confirmation. If we have your model in stock on the Snohomish or Portland lot, we can often deliver in a single week. Delivery to most Washington addresses adds 1 to 3 days for transport.

Can I finance a park model RV in Washington?

Yes. We work with 21st Mortgage and other independent lenders that specialize in park model loans. Rates are higher than a traditional mortgage because the home titles as an RV, but terms are flexible and approvals are usually quick. Run the numbers in our Cost Calculator to see what a monthly payment looks like.
