Washington has been gradually warming up to park model RVs as a flexible alternative to traditional accessory dwelling units. Where placement is permitted, many buyers come to us looking at our homes as Mobile Dwelling Units (MDUs): same goal as an ADU, with a much cleaner placement process.
Because a park model RV is titled and certified as an RV under ANSI A119.5, when zoning allows it you typically skip the foundation, the months-long building permit, the system development charges, and the property tax reassessment that come with a true ADU. The home arrives finished, gets set on piers or blocks, connects to RV-style water, sewer, and power hookups, and is move-in ready in days.

Can I place one as an ADU alternative on my Washington property?
Sometimes, depending on your property and jurisdiction. We call this use a Mobile Dwelling Unit, or MDU. In counties that allow it, you get the usable space an ADU provides without most of the paperwork, foundation work, and tax impact a permanent ADU triggers. Standard RV-style hookups handle water, sewer, and electric. The unit sets on piers or blocks.
Where this works well: rural and agricultural land in permissive counties, properties zoned for guest housing or accessory units that allow park model RVs, and tiny home communities. Where it gets trickier: some city residential lots where local rules are more restrictive.

How does Washington classify a park model RV?
A park model RV is classified as a recreational vehicle under federal ANSI A119.5 standards. Washington follows that classification for titling and registration. The home is built on a chassis with wheels, certified by an approved third-party inspector at the production facility, and titled with the Washington Department of Licensing as an RV. That title is what lets you skip the residential building permit process most ADUs require.

The base price covers the home itself with standard features: stainless steel fridge, gas range, full bathroom, hot water heater, baseboard heat, and everything you need to move in from day one. How long until my home is delivered to Washington?
Standard production runs 8 to 12 weeks on average from order confirmation. If we have your model in stock on the Snohomish or Portland lot, we can often deliver in a single week. Delivery to most Washington addresses adds 1 to 3 days for transport.
Can I finance a park model RV in Washington?
Yes. We work with 21st Mortgage and other independent lenders that specialize in park model loans. Rates are higher than a traditional mortgage because the home titles as an RV, but terms are flexible and approvals are usually quick.
