Humboldt County is one of the hardest places in the country to buy a home. Prices have climbed past what most local incomes can carry, and there is almost nothing on the market to begin with. When the median home is out of reach and inventory is this tight, a quality, factory-built home you can place on your own land stops being a luxury and becomes the practical move.

A rare green light
Humboldt County made our exact home legal to live in
Most of California treats a park model as a temporary RV that cannot be a permanent residence. Humboldt did the opposite. In 2024 the county adopted a Movable Tiny House ordinance that allows a self-contained home of 400 square feet or less, built to park model RV standards, as a permanent accessory dwelling unit in inland areas of the county. These homes are also allowed in manufactured-home parks and special-occupancy parks.
That is exactly what we build. It means a backyard tiny home you can legally live in year-round, without the cost, permits and year-long timeline of a site-built ADU.
Live closer to the coast? You still have paths. The permanent backyard-ADU route applies to inland Humboldt, but coastal-area buyers can place a home in a manufactured-home or special-occupancy park, or set it on a permanent foundation so it is permitted like an ADU. Foundation options can be as simple as engineered piers or a block-set with tie-downs, depending on your site. We help you figure out the right route before you commit.
Placement rules vary by parcel, and coastal sites can require a Coastal Development Permit or other review. California is a big state with stricter transport rules, so North Coast deliveries are quoted case by case. A licensed heavy-transport hauler puts together a custom bid based on your address, total mileage, permits, routing, pilot car requirements and which factory your home is built in. We build with factories in Oregon, Idaho and Texas, and origin plays a big role in cost.
As a general reference, transport to California usually starts around $7,000 and goes up from there based on the details above. Once we have your delivery address and a few specifics, we will put together a clear, accurate shipping quote and coordinate the whole move.

Is this an ADU?
Not by the technical definition. ADUs are classified as dwellings, and Park Model RVs are classified as vehicles built to ANSI A119.5. They serve the same purpose, and Humboldt's ordinance specifically allows our type of home to be used permanently as an accessory dwelling unit in inland areas. A site-built ADU typically runs $200K to $400K and takes about a year. Our homes start at $49,900 and arrive in 8 to 12 weeks.
Can I buy without driving to Oregon?
Yes. We work with North Coast buyers regularly. We host live virtual tours over Zoom, Google Meet or FaceTime, post our prices upfront, and coordinate prep, transport and setup for you. If you do want to see the homes in person and fly up to tour our Portland lot, we can help arrange a ride from the airport and put up to $500 toward your airfare if you buy with us.
How long does it take to build?
On average, 8 to 12 weeks from order confirmation. We will quote you the exact timeline when you order. After the build, we coordinate transport and setup, and most homes are ready to live in shortly after they arrive.
Can I finance one?
Yes. We work with 21st Mortgage Corporation, a top lender for park models and a Berkshire Hathaway company. You are also welcome to use your own lender. More on financing here.
